Joseph A. Swojenski is a Vice President of Facilities Management in HSA PrimeCare’s Property Management division, with a focus on the management of medical properties and assets belonging to non-profit organizations.
In his 13 years with HSA, Mr. Swojenski has served as facilities consultant and lease administrator for multi-site clients and as property manager for medical office, commercial, industrial and not-for-profit properties. Included in Mr. Swojenski’s portfolio are assets owned by Academy of General Dentistry in Chicago, Illinois as well as the medical office building managed on behalf of Ann Arbor MOC, LLC on the Saint Joseph Mercy Hospital campus in Ann Arbor, Michigan.
Among his other responsibilities, Mr. Swojenski directs HSA’s not-for-profit facility management accounts which include organizations such as The Women’s Treatment Center, Next Level Health, Chicago Theological Seminary, ChildServ and Urban Partnership Bank. For more than 10 years, Mr. Swojenski directed HSA’s management account with Chicago-based Gateway Foundation, a 35-year old organization providing effective drug and alcohol abuse treatment in community-based and corrections settings for people without financial resources. He is responsible for budget development, cost management, benchmarking expenses, negotiating financing options for construction and renovation, as well as directing building repair and maintenance issues for a multi-location portfolio.
Prior to joining HSA, Mr. Swojenski spent 20 years as a manager of corporate real estate for Bank One where he coordinated budget management and analysis for over 100 facilities nationwide with $3,500,000 in salaries, $117,000,000 in occupancy related expenses, and $50,000,000 in capital expenditures.
Mr. Swojenski holds the prestigious Real Property Administrator designation (RPA) from the Building Owners and Managers Institute as well as a Management Development Certificate from the University of Wisconsin.
