12,000 SF Outpatient Clinic

The Challenge:

For many years Franciscan St Anthony Health – Crown Point sought to develop an outpatient clinic in the Lowell market. Their preferred site was challenged. Utilities needed to be run 1,200 feet to the property line, the property required a curb cut from the Indiana Department of Transportation, the site needed to be re-platted and subdivided and the town required an internal road running the length of the site.

The Solution:

Franciscan St Anthony Health selected HSA PrimeCare as its development partner to plan, develop and own their new 12,000 square foot outpatient center. Located on 181st Street – the primary commercial strip in Lowell – the facility features physician offices, a laboratory and imaging services. The desired site was a 2 acre parcel on an undeveloped 20 acre land site. HSA negotiated a Tax Increment Financing (“TIF”) package with the town of Lowell to help cover the cost of extending utilities and opening up access to the site. The rent structure also allowed the hospital to share in the development risk and benefit from cost savings during the development process. HSA coordinated with the town of Lowell and the existing land owners through an extensive re-platting process to subdivide the site. The project broke ground in March 2013 and was completed in April of 2014
