The Challenge:
Froedtert Health & the Medical College of Wisconsin (“FHMCW”) was looking to expand its ambulatory presence in the South Milwaukee, WI market area. The hospital and HSA PrimeCare identified a prominent site in the market and completed market-feasibility studies.
The Solution:
HSA and FHMCW teamed to master plan, program, and design the selected site. HSA worked with the local and state economic development officials to secure Tax Increment Financing and other state incentives for the project. After several months of market studies and programming, the team defined a multi-phase ambulatory healthcare campus for FHMCW. The first phase included a 109,000 square-foot health center and a 425-space parking garage. The facility offers a full spectrum of services including urgent care, ambulatory surgical center, imaging, cancer center with radiation and medical oncology, lab, multi-specialty clinic, primary care clinic, cardiac diagnostics, pharmacy, and physical therapy. The first phase of the project was completed on time and within budget in November of 2017. Future phases include a free-standing emergency center and an expansion of the ambulatory surgery center.
Froedtert & the Medical College of Wisconsin Drexel Town Square Health Center received IB InBusiness’ 11th annual commercial design award, won the Daily Reporter’s Top Project of 2017 award, and was a finalist in HREI Insights’ 5th annual awards recognizing excellence in healthcare real estate development.
HSA PrimeCare continues to own and manage the facility.
