Project Description:

HSA PrimeCare first partnered with Silver Cross Hospital in 2008 while a strategy for the hospital campus as a whole was being developed. The initial task was to design, construct, and lease a two-story, 53,423-square-foot medical office building on the campus of their planned replacement hospital located on a 70-acre greenfield site in New Lenox, Illinois. The key challenge of the project was the occupancy requirements of the anchor tenant, Lurie Children’s Memorial Hospital, which required a fast-track development schedule. The medical office building would be the first building on campus and would open two years ahead of the planned hospital. At the commencement of the project, the replacement hospital had not received regulatory approval and Silver Cross wanted to stay within strict regulatory spending limits. The hospital’s primary objective was to develop a first-class facility that created a positive image for the campus as well as an adjoining shared lobby that would become the west entrance to the hospital.

HSA teamed with Silver Cross Hospital to further define project objectives, and develop a plan of action to meet an aggressive time schedule. The firm then entered into a long-term ground lease with Silver Cross Hospital. The project broke ground in September 2008 and was completed as scheduled in Summer 2009.

A few years later, the University of Chicago Medical Center and Silver Cross Hospital (“UC/SCH”) agreed to explore a possible joint venture to operate a cancer center on campus. The facility needed to meet an aggressive initial cost and operating budget and fit within the Silver Cross campus master plan. The parties turned to HSA PrimeCare as their real estate partner to provide front-end design and cost options, plan, develop, and own the facility. Throughout the pre-development stage, HSA worked closely with UC/SCH to establish project goals and objectives and provide a number of design, cost, and value engineering options for the facility measuring each against the campus master plan and project goals. The project team addressed key design and cost challenges including hospital connectivity, linear accelerator vault design (materials, flexibility), future expansion, site infrastructure, and accessibility. HSA looked at multiple lease structures and provided rent estimates for each structure for UC/SCH to input into their operating budgets. To meet operational requirements, HSA fixed the UC/SCH rental rate early in the design process and staggered the lease commencement dates to allow for installation and testing of the linear accelerator. The building was completed in April 2012. The facility has exceeded operating projections and UC/SCH engaged HSA again in 2014 to add a second vault to the facility.

During the 2014 vault addition at the cancer center, HSA PrimeCare was again selected to build an administrative facility on the hospital campus to offer supplementary work areas to the hospital staff and house business offices, hospital support departments, EMS training and IT. Due to rapid growth and increased administrative needs, the hospital required project completion within an extremely limited time frame. The HSA PrimeCare team worked efficiently to construct the two-story, 30,000 square-foot facility within budget, and within a short, 5-month period of time.

Recently, HSA PrimeCare has been selected to build an additional 41,000-square-foot medical building on campus to house Silver Cross Hospital’s urgent care, occupational health, and primary care clinics along with other healthcare providers. The new MOB is under construction and scheduled for a 4th quarter 2019 completion.
