The Challenge:

A large DuPage County based orthopedic practice desired to increase their efficiency by having a significant office presence next to an existing ambulatory surgery center (ASC) where they performed surgical procedures. Their vision was to own and occupy a medical office building attached to the ASC. Their goal was to locate several of their surgeons in the medical office building so they could increase the number of procedures at the ASC and enjoy the operating efficiency of being located at the same location as the ASC. The orthopedic group desired a state of the art facility, and ownership in the real estate, however they did not want the project development activities to distract from their daily patient services and surgical activities.

The Solution:

As the developer, HSA PrimeCare carefully assessed the market for medical office space in the Naperville area and then assumed the risk of purchasing the land, developing and leasing the building. Several of the surgeons elected to invest in the medical building. Ground breaking was in the fall of 2003, with completion in September, 2004. Pre-leasing produced 68% lease up at the time of the first tenant moving in.
