52,950 SF Medical Office Building

The Challenge:

Advocate Healthcare System purchased 26 acres in Tinley Park, Illinois to construct a medical campus. The initial development phase included a surgery center, medical office building and diagnostic center. After several setbacks encountered by previous consultants, HSA PrimeCare partnered with Advocate to develop the medical office building and assist in the planning for a multi-phase medical campus.

The Solution:

The initial challenge was to evaluate project feasibility at its current state and recommend a plan to move forward. In a 45-day period, our team redesigned the medical office building floor plate to provide more physician efficiency. The building also expanded from 40,000 SF to 52,000 SF to better respond to market demands and to create an enhanced and repositioned project to move forward. HSA entered into a long term ground lease with Advocate for the medical office building land. The office building housed a regional diagnostics center providing cardio diagnostics, MRI, primary care, physical therapy, sleep lab, care center, cardiology suite and a pharmacy. The concentrated leasing effort of HSA was instrumental in the success of the first phase. The initial phase was 65% pre-leased and opened with over 85% lease commitments.

Through this ground lease partnership Advocate Christ Medical Center and Advocate South Suburban Hospital were able to focus on their primary role of providing healthcare services while HSA PrimeCare focused on the real estate development.
