73,000 SF Ambulatory Medical Office Building

The Challenge:

HSA PrimeCare partnered with Advocate Good Samaritan Hospital in Downers Grove, IL to locate, develop, lease and manage a 30,000 to 40,000 square-foot ambulatory medical office building in its southern market area.

The Solution:

After an intensive market search and selection process covering a 10 mile section south of the main hospital, the development team identified an existing 38,000 square-foot medical office building and adjacent 2 acres of vacant land at 6800 Main Street in Downers Grove. HSA approached the ownership of the property, which was not formally on the market. Over several months HSA worked with the existing owners to structure a transaction that satisfied their objectives. HSA and Advocate assembled the development team through a detailed selection process. The development team worked together to define the scope and specifications for a first class medical office building. Each member of the development team provided vital input to the design of an efficient and budget sensitive outpatient facility at the selected site. The Advocate Good Samaritan South Campus features a new 35,000 square-foot outpatient facility anchored by Advocate Good Samaritan Hospital adjacent to the existing medical office building. Opened in August 2008, the facility features an urgent care center, full diagnostic unit including MRI, and first class physician office space. The facility has far exceeded Advocate’s projections with over 700 patient visits per month to the urgent care center during the first 6 months of operation.
