The Challenge:

Good Samaritan Hospital, one of the leading health care providers in DuPage County Illinois, was assessing growth potential south of their existing market area. After an in-depth demographic and marketing analysis, the hospital senior management identified physician needs in the greater Lemont area. This area was experiencing population growth path and projected to mature substantially over the next ten years. The hospital goal was to locate a physician office building in this market. However, due to capital constraints it could not commit capital to a new medical office building. The project ceased for two years until HSA PrimeCare agreed to partner with Good Samaritan on this initiative.

The Solution:

Good Samaritan Hospital retained HSA PrimeCare to assess physician demand in the market and recommend a plan of action. The hospital along with a core group of physicians was committed to leasing space in the building. HSA PrimeCare assembled a development team to implement the recommended plan. The development partnership evaluated market demand, physician need in the community, building configuration and size. PrimeCare then purchased the land site, negotiated the zoning and entitlements and commenced development.

At the Grand Opening in the fall of 2001, the CEO of Good Samaritan Hospital, William Santulli, announced, “This facility is an example of hard work and teaming, and we could not have completed this initiative without HSA PrimeCare.” The two-story professional office building accomplished the goals set out by Good Samaritan by adding a high quality, much needed medical facility in the Lemont community.
